★ ★ ★ ★ ★ Such and horrible experience I had faced while visiting the property on 26th Dec ’21.
Let me take this liberty and make you aware how this people cheat on commitment part.
Every day I used to get a call from Mr. Anand Pandey (Sales Executive of LODHA Panacea) for invitation to visit the property.
I’ve scheduled my trip from the site visit (26th Dec 2021), Mr. Anand have committed me to provided pick and drop facility from my doorstep and I have only requested them to arrange me a drop as I will be coming to Lodha directly.
Let me give you the property insight, this is for Phase 2 construction (18th Floor tower) which is made from red brick (Quality is poor) and they say it’s 3.5 km away from station and 1 km away from DMART.
Property is located approx. 9+ km away from Dombivali station and 3 km away from other necessity it’s backside of Runwal garden this project doesn’t have any proper road connectivity. But this all things were completely manipulated my Mr Anand Pandey he said it’s near to highway, Dmart & Dombivali Station they are completely misleading the customer.
Most horrible thing once you reach the property, they will keep you waited from long hours and they will not going to provide you any cab services to your doorstep neither from station they will say only one thing “Sir, aaj weekend hai OLA wale apne service band kardete hai” so last I have booked my cab from OLA in front of them and moved for my residence.
Please don’t meet below people while visiting the Lodha Panacea

I visited the site a day ago to book a flat in phase II . They are just giving false promises to customer regarding the DMART Road.
Worssstt Part is They have still not given possession for Phase-1 yet.
Not even a Single Wing . Something Fishy here.. I really doubt that they might be facing some issues with OC.
Please donot fall on Trap . Donot Book a Flat in Phase-II blindly unless OC is received for Phase-I .
This might be Huge Setback for investors.

Iam interested to buy this property but I want what are the benefits, Future development like roads , construction on timeline & construction quantity & payment terms said by the sales persons, will be give me on mail, but sales persons denied to give all this thing on mail.
If any one buy the any project please don't trust on sales persons verbal communication. Please take on written communication. Sales persons shifted from project to another projects
Ask the below Questions :
1. Is there Water Supply 24*7
2. If any leakage in Building after possession then who will responsiable,
then he said 5 years lodha warranty but not given in written.
3. Ask Loadha panacea Society property ???
4. Why Society & Club house entence is diffenent
There any one who contact me if they received possesion.

★ ★ ★ ★ ★ Visited the site yesterday ..not good customer service. I had to wait for too long in cafetaria. I wanted to buy a flat in phase2 for investment.
Two phases are still under construction.
No resident even for phase 1. They are really not sure of the possession date for phase 2.
According to them , they have not even given possession for phase1. This construction is lagging way behind from the date of said posession.
No way I am going to invest on this unprofessional construction. No commitment can be seen in terms of OC. A big letdown from Lodha. Not expected from such reputed Builder.
Other builders like Regency Anantam, runwal are doing great & finishing the construction faster even during pandemic.
