★ ★ ★ ★ ★ The plan and layout of the property is very good. The biggest advantage of this property is its location which is at a walkable distance from tech parks like RMZ Ecoworld back gate, Embassy Tech Village back gate, Cessna Tech Park back gate and schools like Gear or New Horizon. The value for money of the property is another USP as competing builders nearby the same location do charge higher prices. Their sales head Vinuraaj is very patient and quite transparent with all of his interactions. We have booked a Type 10 flat in the 2nd floor. The work is going on at a good pace and we are expecting possession by June 2020. They also helped in facilitating the bank home loan procedure.

★ ★ ★ ★ ★ 1.Road: Please check the road for this site from Gear Road - AET Collage junction to the apartment - it is pathetic, ask developer to look into road first and then think about buying the flat. this road is getting worst since last 2-3 years and no one cared about it. daily commute is going to be hell.
2. Sharing Entrance with another apartment/Common entrance for 2 apartments: This Maarq Alpha entrance will be used by another apartment(TRU WINDCHIMES) behind this property, and those residents go to their flat from Maarq Alpha entrance and guest parking area, that will be around 220 flats and all that apartment residents, visitors, vendors will travel from the Maarq Alpha entrance, it will be security and privacy issue. So how you will move your car even?
if TRU WINDCHIMES has its own separate entrance then it is fine otherwise, there will be lot of security issues, neighborhood sharing issue, be careful.
Otherwise it is a good property, documents are clear, price also very comitative, almost no common wall, air and light is very good plan as well.
This apartment will sell like hotcake if work is completed as in their plan and brochure and roads are good, its in a good prime location, connectivity etc.
3. Area: I do not have any other comments area wise it is good if developed properly. Area is not very well developed but seems OK, nearer to Ring Road and IT hub

Through out my iteration with team, gave the information which are true without any hidden T&C's. Doing that as Sales guy while selling flat is difficult but team did it with good marketing skills and with high professionalism.
