Don't even think of this apt... As my sister in law is suffering from the unfinished apt.... I have been there quite a few times and i can clearly see wat my sis in law pain and agony after buying a flat in Samskruthi...
Very horrible basement for car parking.... Snakes r wandering rather humans....
No swimming pool, no play area for kids, they r cleverly cheating by "go green" concept....
Worthless for the cost.... Please don't go for it.....
Promoters r blindly cheating the ppl....

β β β β β The builder yet to fulfil the promises and provide the agreed amenities. Builder has gone incommunicado since last couple of years. Feeling massively cheated by the builder.

β β β β β Incomplete project. Builder promised to give all amenities and ran off. Because of this problem, they are charging more amount for maintenance. It's too much to get 8000/6000 for no amenities project. Lift stuck in between many times. Monkey problem also

β β β β β The Samskruti Hoysala Project which started in 2012 is left unfinished and abandoned by the builder. The building which looks like a battered monument does not have the following..
1. No Occupancy Certificate (& the related documents)
2. No Boundary Wall (Best Feature or highlight of the apartment)
3. No Terrace work (without even the basic chemical treatment)
4. Unfinished swimming pool
5. Non-functioning solar (For display only)
6. Unfinished and non-functioning STP
7. Non-functioning passenger lift (for many years now)
8. No water purification
9. Terrace Garden and Community Kitchen (as promised by the builder)
10. And Many others (Like Gym and Children play area)
11. No Hand over of documentation or anything
I am one of the owners of the apartment who bought the apartment in 2016 and struggling every day to cope with very high maintenance (Rs.8000 per month) and paying the EMI with no real possession of the property.
There is also an update from the builder that they have paid for maintenance free (& for what). They took money for taking care of maintenance for 2 years once the apartment is completed and handed over.
With the above state, I need not tell anyone to know whether the apartment is completed or not.
The same builders (& group) started another company in the name of 'ESTATE.ONE' and buyers beware..
Note: We have taken the issue to the court and all that is a different matter..

β β β β β The house is built with all the superior quality products , which is of no use , They simply left unfinished , we struggled a lot for the past year . No kids area .I keep on insisting the owner for nearly 5 TO 6 months for the DG connection, after that they made an arrangement for that . The house owner doesnt know how to deal with the tenants . We stayed in 3 BHk but only 2 bath rooms in working condition and the other one doesn't work due to improper pipe connection . If we inform the situation to the owner , he is not taking any action on this and collecting the rent amount from us . .. I want to give a negative rating for this due to the owner's activity . The price is too much for that house for the improper maintanence from the owner's end . That land lord of the place is the owner of our house his name is shankar .His brother used to collect the rent amount from us .Every month we informed him about all the problems , but simply a waste . Better stay away from this owner . Every day we have our uninvited guest (monkeys) which roam here and there . and did lot of nuisance. Don't get cheated by the land lord of this place . .. You can feel the foul smell in the parking area when it rains. The owner of the house trained the security well to cheat the people who came to see the houses .. Lift won't work most of the times .
No swimming pool , No gym
The owner charged for everything as maintanence with none in working condition . Apart from this owners house you can approach others if they have any .
Simply a waste
Better stay away from this owners house .You can check with other owners house .For collecting our advance amount after vacating it took 6 months to collect from him .
