1.Good Space
2. Amenities
3. Close to Main Road
4. Good Maintenance but can not say its Very Good
5. BB Instant kiosk installed
6. Cauvery for Kitchen tap usage (mixed Water not pure Cauvery)
7. Good power backup (Automatic)
Negative:
1. For rent I would not recommend unless you have obvious reasons.
2. Builder has used quite few substandard items including door, taps, locks. Ensure you get it changed to new or tell house owners clearly you will not bear if those break during your stay
3. Most owners initially negotiate but after every year increase more rent (7% to 10% is minimum). Dont fell in their trap
4. Maintenance is flat 4k which is more costly and not calculated on sq ft.
5. Water is brought from tankers and included in maintenance and during summer water charges gets higher crossing 4k mark
6. Monkeys will be visiting often so ensure you have your house owners put proper grills in Balconies
7. 2nd and 3rd floor houses can be preferred as ventilation is better on those floor houses
8. During Vacating NOC from association could become problem if proper processes are not followed

★ ★ ★ ★ ★ It was okay in the beginning. However, it turned out real bitter in the end. This is no place for tenants and pets. They would do anything and go to any extent to harass the tenants. My parents are diabetic and my father had a surgery during COVID lockdown, but the admin Mr. Edwin asked me take my dogs outside the premises, ignoring the severity of the issue that it may cause my father his life.
