★ ★ ★ ★ ★ This property is located on old madras road, connectivity wise is very good to white filed, airport, Baghmane tech part and hoskote industrial area. this is luxuty property of Sobha with world calls loaded with amenities. I love about the project.

★ ★ ★ ★ ★ Single star is also more than what they deserve. We booked flat in Sobha lakegardens with 5 percent token money. Later we checked and found that this particular project of Sobha has lowest carpetarea/SBA. We asked them to cancel our booking and refund money but it's more than 6 months and we have not heard anything from them. They are good only till you pay money. We unfortunetly didn't check review of this project before booking and fell into trap. But everything mentioned in reviews are totally correct and do not fall into there trap of money being refunded if you later change your mind. Worst management. They'll stop picking your calls and if you go to meet them on site, the site manager will act as if he is the busiest person on earth and would not spare even 5 mins to talk to you.
Despite of multiple follow-ups through multiple channels we are not able to get any response in refund.
They don't have money to give for refunds but the quarter results are booming. Strange, sometimes we think, we should have invested in there stocks instead of home.

★ ★ ★ ★ ★ Have read multiple reviews of multiple properties, people talking about High tension wire, mobile tower and all near properties which think are hazard due to radiation and all, should need to understand "a little knowledge is a dangerous thing".
People talking about radiations of mobile towers, why are you using Microwave, refrigerator, mobile phone and other electronics. every other electronic device has specific amount of radiation, but still love to give mobile phones to our kids to play. But have we understood ever that what is the amount of radiation is being released by a mobile tower. If it was a hazard, then govt wouldn't have allowed mobile towers on top of a building.
People talking about High Tension wires, need to investigate and understand, what is the kV of the wire, what is the govt norm on distance from the towers. In Lake gardens I have seen the wire is around 40 meters from the apartment towers, Please check the picture for further information about distance of wire.
Don't just blindly post anything.

★ ★ ★ ★ ★ Sobha lake gardens as a project is surely very good with the brand name associated.
But the way the layout is designed 2 bhk flats get the back view and also in some buildings utility and kitchen may face low light problems due to other tower starting kitchen window view.
Price is quite high , but offcource Sobha demands premium in market. But how much is a question? which rises while taking a decision to buy a house.
If you can wait for the possession timelines , ready to spend high on brand and have evaluated everything you may surely go with it.

★ ★ ★ ★ ★ To get refund of your money, file complaint on RERA website, and just pay their online fee which is 1000 Rs. Then only Sobha comes to senses and starts listening to customer and forced to give the refund, and now you get a say how much tip you want them to keep and refund all the remaining amount to you.
We got our refund last month, we followed with them for 10 months, they did not listen. Once we filed the complaint on RERA, sobha processed the refund. Rera is all online, even hearing is being done on skype meeting, helpful for customers.
Hope this helps other friends who are struggling to get the refund from these so called Big Builders.

★ ★ ★ ★ ★ I am posting this review with extreme grievance. I have booked the apartment on Phase-1. At the time of booking Sales team told clearly that the possession will happen by 2023 - first quarter. Later i got to know after booking and signing the sales agreement that the completion period is 2024 and will not allow to occupy before that from the customer relations team. Who ever going to purchase this my advice not to believe any false promises from sales team, they will offer you a free journey to space to somehow get a client to doo booking and fall in the trap. You will understand the reality later and as per their records no-one will get the booking amount back and lets consider 'its gone' if you regret later. Sales team are well trained to make you fool and if you try to argue they will show the real face. Request to Sobha - 'You have a reputation and shape your employees to do fair business and not a royal casino'.

★ ★ ★ ★ ★ We booked a 3 BHK flat for Sobha Lake Garden on January 2020. I was reluctant to buy house and that is where I was promised by SOBHA sales man that I will get refund only in 45 days. I then went ahead and gave 5 percent token money. Later I decided to cancel the booking. It has been 2 years I have not got my refund back. I keep on getting promises but there is no resolution. I was even asked to switch the apartment and was promised will receive refund in May 2020. I blindly followed and did everything but never received refund. Worst part is I still get mails to deposit more money else my apartment booking will be cancelled. I am amazed as if how other department is not aware that this booking is already cancelled. I am still not sure when will be refund processed.
