★ ★ ★ ★ ★ We have almost spending 6 lakhs to booked a flat in this project but lack of project paper clearance they can not proceed with the sales deed for any of the buyers its been pending a year . We foolish buyer are westing our time and money.

★ ★ ★ ★ ★ The flats sizes are very small...maximum size is 999 square ft super built up for 3 bhk. 2 bhk are much smaller. The only USP of the project is the bheri which also might fill up down the years. The promoter is not giving any guarantee of the same. The prices are very expensive taking into account the small flat sizes. It makes sense to invest in DLF and elita which are nearby and at a better startegic location on the main road than investing in this project which is only banking on the bheri for the sale. The project is off the main road into a small panchayat road with small shops all along, and the approach road will never broaden in the future.

Maintenance Rs. 54.00 a year per built up sq.ft. Built up area is personal area excluding Lift, Staircase.
Possession by June 2027.
Booking 10%. Cancellation 50 K before AFS.

7 km eastward from Biswa Bangla Gate Metro Stn.

★ ★ ★ ★ ★ Very bad location. Not sure why people are buying just because its a Merlin project
1) There is no lake. Its a bheri and like everything will get filled up and sold off. Look everywhere...its common. But marketing is been done on that.
2) Masjid and Kabarsthan is just 50 meters away from the project boundary. Just take a walk on the Patharghata road and speak to locals. Wont comment further.
3) Panchayat Land and very very narrow approach road.
4) HIghly priced and not value for money.
People who have surplus money go ahead and buy but its not value for money under any category.

★ ★ ★ ★ ★ Merlin has arrived in Action Area III with a spectacular housing complex. They have overseeded the benchmark with design & delivery of 5th Avenue in Mahishbathan. Expect them to have similar standards here.
1. Prime location with upcoming residential settlement. The spot is already booming with Shapoorji & Elita Garden Vista residents.
2. Amenities have been planned in a smart manner with various zoning.
3. Unit Plan is very judicious and utilizes nook & corner.
4. Pricing of the units justifies with the inflation & proximity from upcoming metro. The unit would be a great investment in time to come.

★ ★ ★ ★ ★ Small size of flat. The layout of the flat is also not good. The project is promoting only on the basis of the bheri which will get filled up into houses in the future. The pricing of the project has been kept very high in spite of the construction not even starting. The project off the main road, and there are better options like elita and soul to invest in rather than in this project which is not suited for families.
