Project looks okay not amazing. Mivan construction, moderate space, landscape. However, too far off from Newtown or should I say it is another part of the world. Narrow approaching road, not very well connected to city or atleast to Saltlake or Action Area 1. Nearby place does not look very attractive. Adjacent land at the entrance is filthy, mosquito breeding ground. This place, atleast to become like action area, will take 20 years more. 1 star less for far off place and another star less for not so reputed builder vs the asking price. I would not highly recommend at this stage of uncertainty to invest with a less reputable company where the location and asking price looks high. May be good if you are an investor and looking for long term price appreciation but for residential, not so convincing. You have better options in Action area 2 and 3 with much better location. Look around before finalizing.

Pros: 1> Location wise good if you are working in IT Hub Newtown - 10mins to Unitech More. You need to take 1 Toto to Ecospace and 1 Auto to Unitech More. 2> Amenities are really great as per they have planned 3> Flats are spacious ( as per model flat ). Cons: 1> Currently market, shopping mall are far away from there. No street lights in the road. It will take another 7-8 years. But market, shopping mart, medical shop will be available inside complex as they are planning. People can still travel if they have 2 or 4 wheeler. 2> Too costly flat according to location

Excellent location. Well behaved and equipped staff. Very good future plans of the project and current rates are good and justified. The 40mtr road plan males it more attractive. Also, a superb high rise to look for.

This is a beautiful upcoming residential project from Rishi Group in New Town. This is Double Basement + G+23 high rise premium property with 2 towers in phase-1 scheduled to be completed by exit 2023. This is WB HIRA approved project.

Rishi Pranaya is located in Newtown Planning Area at Rajarhat. It is besides ecospace. Pranaya has well crafted flat providing suffice with cross ventilation and natural light. The project has designer 2 level landscaped podium recreations. It will facilitate a dedicated AC transport for the Rishi Pranaya residents

Booked a 3 BHK Flat after visiting other projects. The flats are well designed here with a lot of cross ventilation. Most of the amenities which we look for in a housing society will be provided. Rate is also reasonable at present. Locationwise it is nearby ecospace and lot of local transportations available. If the proposed 40m road is built, this project will be one of the best in New Town area.

The project is incredible. The apartments are very spacious and well divided. The structure of the complex will be great. The quality of the structure of the laser area, especially for families with children, is also very good. Of all the projects under construction in the region, this is the only one with more space in the 2 and 3 BHK apartments. Comparing to other developments being built in the region, Rishi Pranaya is certainly the best in terms of infrastructure. The location of the property is horrible, one of the worst unfortunately. I was devastated when I arrived at the place. The street is narrow, the neighborhood is very poor, humble. The neighborhood environment is ugly, dirty and there is no infrastructure for shops, supermarkets and buses in the region... The sellers explained that in the future there will be a good infrastructure of roads, they even explain that the road will be built right in the region of the houses of the poor residents and that all those humble houses will be removed from that place. I don't believe that neighborhood can develop anytime soon. I'm sure it will take at least 10 years to have new road infrastructure in the region. It is a very poor location, I very much doubt that the government will be able to remove all those very low-income families from that place and leave them homeless just to build a road. Important detail: there are some mosques in the surroundings and on the street where the building is located.
