★ ★ ★ ★ ★ Think 1000 times before investing your hard earned money on any Oswal project. Myself owner of Orchard126, Bathroom tiles are non-antiskid. Wrong slope and after several complaints to their FM team no work done. 80% flats faced seepage on celling. Crack in walls. Don't fall in the trap of paid review. If you come Agarpara Orchard126 I will show you all faults. Beware of their trap. Will update more pictures which will scare you. Capt Dey 14E

★ ★ ★ ★ ★ The Builder and their team is very soft and sweet during booking process. But after booking you will find how they are. Am resident of one of their earlier project. Where the seepage is very serious issue. You will find seepage from the ceiling. They will reply prompt when you ask for payment details. but when you will email for issues. you wont get any prompt reply. They will attend your problem after long long delay. if you are looking for a peace of mind avoid them. if you have the time , money and power to battle then this is the right choice for you.
See how water seepage happened in one of their previous property. Seepage from side of the windows and from Ceiling. Its not even a year the problem started. I wont at all recommend anyone. Stay away

★ ★ ★ ★ ★ I am a owner of Oswal's earlier project 126. The 1st impression about the builder was really good. The people who are working there is co operative and good. But the management is not transparent and they wont be supportive in long run. If you face any problem they wont even bother to reply. here you will pay for the common space but someone will occupy the common space. If you raised the issue they wont even bother to reply. If you have enough time , power and money then you can avail the legal route to reach the solution. But as working professional we usually avoid these hassle. So for easy going people I think its always good to avoid them.
Their model flat and decorative presentation is good but quality of construction is always under question mark. End of the day you will see that you are paying for the common space and it been occupied by someone else. They wont do anything on this.
They just want to sale their flats, that's it. Once its done you will see a changed version.
Further Update for Public after 4 week of original post: as communicated earlier none had called nor taken any initiative for resolving any issue. They are only prompt up to flat booking. once you finish your booking you have to keep requesting for everything and they will ignore you.
