★ ★ ★ ★ ★ If you are looking for a OC/CC flat, better don't for this property. There is risk involved in getting OC due to new NGT regulations. If you are going to buy, better avoid some of the owner share flats. Those owners are worst. Ratio of Carpet area to Super build are is less than industry norm. Even agent (Search Homes India Pvt. Ltd) guy is pathetic without any professionalism.

★ ★ ★ ★ ★ Good ventilation but small flats. Not spacious enough and a little congested. It's a little overly priced, just by a small amount though. It has good open drainage system for foul smell at free of cost. No proper road facility knowing that it's directly connect to Kundalahalli gate road. Always congestion happens due to that.

★ ★ ★ ★ ★ There's lots of hindrance on getting OC and kauvery connection. Builder is not cooperative in passing information, marketing guys (search homes) just sold with false commitment, once money collected, they vanished, proper information not being shared with flat owners. 30 flats are occupied as of today and 30 flat owners are putting their hard earned money, 200% effort to keep things going. 24 hrs security, daily house keeping, pest control, power backup all are in place with full effort from 30 flat owners. Very little cooperation from builder and landowner, flat owners are struggling to keep things smooth.
Flats are good, ample common space, sunlight and air circulation compared to other projects in Munnekolala.
