Location: Excellant Project Cost.High but comparing with the vicinity is is OK Builder:Goodwiil of M3m is very good. Rera Reg.No information by Developer. Without Rera How u can go ahead if RERA make changes in their MAPS or guidelines then...Walk way on the Roofs isn't possible I.no body will permit others to use /walk on their Roof...Co should cancell such Plan..Future problems will be there. No Communication is there after Expression of Interest in Sept 2021.No one is answering..no receipts ..

I don't understand why the company is not giving me acknowledgement of 15% payment and allotment of flat. We have booked two flats and our 15% payment has been debited but they are making lame excuses in giving acknowledgement. The management should intervene, where is the problem in implementing .

Same concern as raised by few others rll here that i have paid my 30% payment of the overall costing still i have not received any documents or payment cofirmation from them God knows what they upto!! Just hope they do what they have committed.

What a Sham for Management. Don't bother putting your hard earned money on this sham. 1. They are using laurels and delivered projects of M3M but they are nowhere linked and none of the docs mentions any links to M3M 2. Super promises are made like Rental till possession (not started till the time I am writing this) and total support for preferential allotment but when the time comes they create such planned pressure on you to choose in 2 hours and dont even help in understanding the location of the allotted flat 3. The agreements is made in such a way that even if they are not allocating you the unit of your choice and if you want to move away the price cuts will almost take away all your booking amount 4. The process of registration and then the constant communication with buyers to help with the latest update is shameful. They own a swanky office in IFC but each and every staff seems clueless (or its planned) of what needs to be done for every query. One just keeps going in circles and waste time with multiple visits 5. A 2 day process as per promises takes 2-3 months and worst thing is the hidden charges, looted in name of Lawyer fees, convenience fees, Security, Generator and so on .... you end shelling 20-30% more than what was promised Best avoid and go for reputed builder like Godrej, Tata or that ilk. At least they will not cheat you at every step of the way.

Buy on your own risk, as developer is bound to cheat you money!! Totally unprofessional sales team who commits without any authorization , absolutely unaware of customer interests and aspirations. People planning to buy should be well aware of fake promises and losses which developer will cause you prior to delivery. It’s a company who’s even feedback id doesn’t exist; send email to their feedback email mentioned in earlier comments it’ll bounce. Harsh Kapoor - the sales executive we were assigned is so UNPROFESSIONAL he don’t even care to pick even a single customer calls. 4 months now, we signed our apartment in this project and still we haven’t received our receipts, forget about other documents like Allotment letter, BBA etc. No one is ready to listen at all levels we chased. Assured return which is a highly marketed strategy in this project is totally marketing gimmick to fool customers, it’s totally ambiguous and bogus commitment which developer will never honor as Comfort letters are not being provided..

Submitted an Expression of Interest with Smart World M3M India Pvt. Ltd. for 2.5 BHK Floors in Sector 61, Gurgaon and made token payment for on 3rd Oct, 2021. I was told by the Sales Executive that Booking Amount is fully refundable in case of cancellation before buyer-builder agreement is signed. Informed my Booking Agent from M3M that due to some personal issues, I would like to withdraw my booking in the project. I am still awaiting confirmation from M3M on the refund.

One of the worst experiece with this developer no sense of professionalism, there sales team Neha Bajpai is just making same excuse from last 3 months on getting allotment letter for my booking , sales team is another level dump after sending repeated reminders until now we even did not receive any confirmatipn as well on our 30% payment already done . At first we were asked to wait until April and now neha is not even answering the calls , i am pretty sure that there would be many such customers like me facing similar issues with this builder at last i am thinking to take a legal action agajnst this builder who neither giving the allotment letter not providing the confirmation of our 30% payment done . If anyone else facing same issues like us wants to join with me to take a legal action against this developer lets do it right away .... this will make all our case more strong and helps to get our money fully refunded with interest .

I don't know if anybody has recognized this or not. The builder is selling basement + land at same price. Usually land ownership will be total area of township/total no of flats. So, if land + basement is sold then no of flats will increase, without increasing the land, so individual land area will be less. I liked the split concept but buying basement at same price, nope. Think over it....
