My review will let you know how the owner has cheated us during the repayment of security deposit.
I had stayed with my family in that flat since February 2015 till July 2020.. spend 6 agreement period in that flat. Prior to us the flat was also used for 4 years by others.
60 k ( Rs. 60,000/-) was deducted on account of settlement from security deposit and break up of the deduction is as under --
a) Painting -- 35 k
b) Repair of kitchen cabinets -- 15 k
c) Misc work --10 k
A) Painting charges -- If you want to pay tomorrow 40 k or 45 k than only think of getting into that house. For owner 35 k is very nominal charges for painting.
B) Repair of kitchen cabinets -- The work done was only fixing the loose screws of the kitchen cabinet gates and that also carpenter bhas only spend 20- 30 mins. The repair work was done 1 year back and since then and till we decided to leave nothing was told to us about the cost of such repair and all of sudden owner demanded 15 k for such repairs.
C) Misc. Work -- The flat was handed over without any issue and was very well checked and verified by the owner and his representative but after we left stories were made to deduct the security deposit.
The flat is being used for last 10 years but owner don't expect any normal wear and tear in the flat, in the paints or in the furnitures I.e
Cabinets and wardrobe.
Owner expect paint not to fade even you stay for last 6 years.
Owner expect there should not be any oil mark on the kitchen wall even he fails to provide chimney or exhaust fan.
For owner 60k is nominal deduction.
In the beginning owner will talk very polite but once you decide to leave the flat you will see the real colors of them.
If you want to destroy and waste your hard earned money than only move into that flat.
There are lot of hidden clauses in the rental agreement and one of them is that in case of early termination of agreement 1 month rent will be deducted even after giving 30 days notice.
Request to read the agreement is detail to avoid any fraud in future.
We have shared our experience and rest is your call and if you want to be cheated than only go and stay in the flat.
There also issues with septic tank of the apartment and some time human waste floats in the parking area.
We are also sharing some pics of the flat that we took before we handed over the keys to owner however still owner told that you have damaged the flat.
