The location is excellent, right neat the ORR, a metro station coming up(by perhaps 2027), a mall bustling with activity next door, and Manyata tech park sharing a compound wall(although you'll have to take a roundabout 2 km detour to reach it on a vehicle). The amenities inside include 2 tennis courts, a full basketball court, a volleyball court, a great swimming pool, and a huge football/cricket field. The promoter and builder don't seem to be that interested in the project which has shown in their lack of attention to detail on various aspects such as woefully inadequate signage, poor laying of the tennis court and the basketball court where the synthetic flooring has peeled off, extremely high cost of maintenance(3 BHK per month maintenance is Rs. 9K, and 4BHK Rs. 12K!, I kid you not), clubhouse delayed by 3 years already and expected to take another 3 years to complete. Their own company performs Facility Management, and the lethargy and lack of ownership from them is palpable. There is hope that when the association takes over, things will look up. The builder has recently extended support for handing over control. And not too soon. The advantage of the location will be lost to the builder's apathy if they let this situation linger.

Lack of proper security. Lots of thefts and not enough cctv cameras for such a huge community. No checks and balances and no proper responses for thefts. Bikes, bicycles, bags have gone missing right under the scrutiny of guards. Not a good choice given the huge amount of maintenance we pay. Water quality is so poor. Lot of residents have had diahrroea and stomach problems frequently. There is extreme hairfall due to the treated water that is supplied. Pls don't choose this place if you are wise.

One of the worst builder in city. Poor quality construction, materials and off late exorbitant maintenance charges. Water logged basements throughout year. Stray dogs roaming everywhere. Pets using grass as toilets, torn off basketball courts, potable water mixed with recycled sewer, residents falling sick with gastroenteritis, typhoid etc. Don't get trapped in false promise and sweet words. Check facts with some existing resident.

Gcorp ICON is an overated property, very poor management. Only positive is it's spacious and its location. The builders over promise and under deliver. No development in facilities in the last 4 years. Good for people who work in Manyata. Otherwise there much better apartments.
