★ ★ ★ ★ ★ BEWARE! Fraud Builder. First of all the builder won't tell you before the Sale of Agreement that the property is on Mortgage. As per MahaRERA the builder is supposed to mention in the brochure and promotional material that the property is on Mortgage. I wanted to buy a flat in Tulip. I asked the builder to provide a NOC from the bank, as I was not going to take a bank loan. The builder said the Bank doesn't provide an NOC like this. I met the Bank Manager. Bank Manager said they have no problem giving an NOC but the builder has to give a written application for it. The builder declined giving an application for the NOC and said we don't want to sell the flat. Looks like the builder wants to default on his loan and has some vested interest in doing so. Moreover, there is no covered parking available. The builder will ask for 1.5 lakhs for open parking without mentioning it in the Agreement of Sale. As per MahaRERA the builder can't sell you a Open Parking space. Buy a flat at your own risk at Tulip.
