★ ★ ★ ★ ★ One of my friend has already buyed flat with this developer and experience was extremely bad.
False promises of amenities which are not completed since past 3 years.
No gym is ready, swiming pool is under contruction from last 2 years, no parking allotment, no Tmc water.
Infact the pipes are not even fitted correctly and wall leakage is everywhere.
After complaining to builder, there is no response from his end, always says that he is busy. Its the same staff working in all the projects ao be assured that whatever he says, it doesn't matter, he is gonna repeat his mistakes. Without completion of any of the amenities he has already takes maintenance of the same for 2 years or so. and there is no facility to avail.

★ ★ ★ ★ ★ Bit inside from the road.. it is near to Tikujiniwadi. Currently builder is building this his first project in Thane. Project is bit delayed though entrance of building and show Flat looks specious.

★ ★ ★ ★ ★ unique vistas is a very good property at a very premium location .. near by that project ..the carpert are and the sizes and the balcony apt are very spacious ...they are no slums nothing near y the project tat is avery good part and the advantage of property .. i am a very happy to be a part of unique shati developer .. thats to the staff also who supported me to choose a good unit according to my vastu requirment .. suggesting you also to be a part of vistas..

★ ★ ★ ★ ★ I am writing this review with disheartened by few unfulfilled promises claimed by builder..If you will buy the flat in this project, the sole owner of the land will be MHADA and you will be called property holder in property tax documents, even if builder claims that MHADA is seperate building.. private buyers have to share parking, garden, amenities, water, and many things with MHADA building which is a lifetime chaos you have to deal with.. so if you are spending crores and than have to share your privilege with MHADA, than go for it. For better feedback, please visit their previous project Unique Greens (behind D mart, Kavesar).. builder doesn’t have controll over govt body MHADA so what all decisions MHADA takes builder follows on this land, and as per MHADA their first priority is MHADA people and not the private buyers.

★ ★ ★ ★ ★ Isolated and underdeveloped location. Property has mechanical parking. Master bedroom very tiny to adjust a bed and a wardrobe but impression created that size of master bedroom is large by mirrors. Flat has small dry area. Not worth the price. Showmanship to impress investors. Prices are highest fantastic compared to devloped properties from reputed builders who bear stamp duty and registration cost but find no buyers.

★ ★ ★ ★ ★ This builder is really worst. We are already residing in one of the project completed by builder which is Unique greens.
Issue since last 2 years are :
Leakages everywhere.
No municipal water connection.
No parking. and worst parking arrangements
No promises delivered on time.
You cannot afford to sell your flat because transfer charges are too high.
Mhada complex will take over completely the private amenities.
You cannot even rent out your flats because of all above issue as that might create issue for tenants.
We daily receive muddy water.
Amenities such as gym, swimming pool and other are still under constructions. We always get excuses such as "Worker not available" and all.
Buying flats at witH UGD is worst decision.
This review is written by personal experiences and to spread awareness among the buyers who earn all their money by working really hard.
