Advising all tenants to negotiate a lot on rent and place airtight restrictions on how/when security deposit is returned. Landlords try to return deposit days after keys are handed over leading to lots of uncertainty and worry which is just not worth it. Ihave still not received my deposit back fully. They wont care about covid or senior citizens and generally think very low of any tenants. So they make tenants run around, restrict entry into the apartment by security, send society manager into the apartment when we are not there (scary!!). It is under the bridge on the service road. Most of trucks/buses park under the bridge right in front of the apartment gates. You will always find some driver or other urinating here. Therefore unhygenic and lots of mosquitoes, yuck!! It is right in front of uturn under the bridge where recently some illegal shanties have come up, so it is dangerous to walk outside after 6 It is adjacent to railway station/tracks. Therefore all garbage thrown from trains clutter the tracks and it is burnt every 3-4 days, causing foul burning gas mist all over the neighbourhood. no automatic backup. if power goes, generator will come after 10 mins. and can only run for ~1 hour at a time. very narrow outer perimeter, allowing barely 1 small car to pass at a time. So walking/playing inside the complex is not possible since vehicles are parked by owners(who don't have covered parking) Rent charged is exorbitant compared to amenities available(very limited gym with old/broken equipement, no swimming pool, no walking area, no playground) Maintenance charges are also 3900 for small 2bhk while no amenities are available.

All owners are posting great reviews. But few landlords are quite unreasonable and in covid times made tenants run around for no reason. ONLY HAND OVER KEYS WHEN SECURITY DEPOSIT IS RETURNED AS THERE SEEMS TO BE A POLICY OF RETURNING DEPOSIT MANY DAYS AFTER VACATING AND ONE WILL HAVE TO RUN AROUND TO GET THE MONEY BACK. They will use intimidation tactics just for writing the review. Be very careful, since they will use association might and refuse entry into the premises even for legitimate tenants and one cant fight for rights (like getting security deposit back). There is significant information asymmetry, and I am posting the reality for the benefit of tenants who may get lured and then suffer later.See the photos attached, the views from the apartment will be drivers using the entrance like a public toilet. Ofcourse there fore lots of mosquito and cockroaches. Beware of the society manager who entered my apartment when I was not there. The building is 20 years or more older and therefore leakages/cabinets breaking etc are quite common which could cause hazardous living condition.

This apartment is situated in a well connected location. Well maintained by the Apartment Owners Association. Have got Cauvery Water connection, Bore well, Proper waste disposal management, DG backup, 24Hrs Security, LED lights in the drive ways..etc

all the owners have given 5 rating for this building. people should visit and decide. small apartment complex (more than 20 years old) in the service road of marathahalli bridge. near railway track with all garbage dumped near the track. and because of this always garbage collection near the track . All cab drivers, truck drivers, auto drivers use the service road under the bridge as public toilet.. dirty smell which is very unhygienic. also lot of mosquitoes in this place. The construction of the flats is like in all 2 bedroom flats one of the rooms is very dark without natural sunlight even in the morning. car parking is not available for some flats. they have to park the vehicle outside. no extra amenities except a gym with few equipment. also maintenance is 3900 for 2 bedroom flats.

Writing this review as an ex-tenant. We stayed at this society for about 1.5 years. Being at the heart of Marathahalli the location is great and reduces travel time regardless of whether you're commuting to Whitefield or Bellandur. Our landlord was approachable and supportive throughout our stay. Security staff were also quite helpful.

Ideally located with walking distance to shopping complexes, hospitals, schools and bus connectivity. As the number of apartments are small, this society is well managed and all the owners constructively contribute towards its well being. Ideal for families. Being in the important location has some flipside viz., illegal parking of BMTC buses and taxis (drivers taking rest) and can be nuisance sometime. This I guess is also true for many such apartment complex located in important location equidistant from important IT parks either in Bellendur or in Whitefields area.

Good location with security, parking, power backup and a gym. Has a great terrace and a good view. Maintenance is average, not at par with other societies.

We (me and my wife) have stayed in this society for almost 4 years, as tenants. Pros: •Fantastic Location. Great connectivity to ORR and Marathahalli Bridge. So, Whitefield, Indiranagar, Bellandur and KR Puram, all of these places are quite reachable. •Absolutely no water problem. Around 8-9 months back, even the Cauvery water connection is enabled. I haven’t faced water problem even for a single day. •A lot of people have complained about cockroaches and mosquitoes in the premises. Well, regular fumigations and pest control is carried out by the association. I am not saying the premises are free from this problem, but I would say it is quite manageable. •The community and the people are nice. The security guards are really helpful. They haven’t misplaced a single parcel for us for 4 years. It is a bigger deal than it sounds, as all the deliveries are restricted to the main gate only due to covid restrictions for more than an year now. •The build quality of the apartment is pretty good, keeping in mind that it is more than 15 years old, perhaps older. •Talking about our specific flat (A block 404), the biggest positive point was, our owners Neeraj and Ritu epitomise the word AWESOME! During our entire tenure, they were pretty flexible in terms of doing any maintenance job for the house. I see a lot of people have written that they have faced issues with getting the deposit money back. Our experience is completely opposite. We have got it back even before we vacated the flat. The unit, specifically the hall is quite big for a 2BHK, south open, with good sunlight coming throughout the day. Even though it is at the top floor, the community hall and the gym is on top of it. So it is not too hot in the summer also. We didn’t need an AC for 4 summers. Also, the interior is really nice, specifically the shelves and the shoe cabinets are made with high quality wood. I highly recommend this specific unit, if you can live with some of the cons which I have listed below. Cons: •The power back up is partial. So, if the power failure is more than 2-2.5 hours, the generator ceases to operate as it needs to cool down for at least 3-4 hours. I had bought an inverter, so wasn’t a big issue for me. •Due to the proximity to the HAL old airport, sometimes during the weekdays, the sound of supersonic air force jets are bothersome. Though I assume for the lower floors, this won’t be much of a problem. •The smaller room could do with a little more sunlight.
