Below is the tragic and unforgettable incident that I faced as a tenant in Arka Shine my 1st flat on rent after I shifted to Bangalore with owner JAYAKUMAR :
I used to stay as an tenant in T303, 3rd floor of Arka Shine owned by Mr. Jayakumar. I had paid 50k as an advance and after deducting last months rent, he had to pay me 31k after handing over the keys. But to my surprise, he was hesitant to pay anything because of a small stain on a wall as can be seen in the image. Rest all the walls very as it is as I had stayed in his house only for 3 months. I told him that I'll clear that stain as the agreement said that I need to return the house in original condition but he needs to return my advance or hold only the appropriate amount required to clean the stain and return my money. He hesitantly agreed to pay 15k initially and I somehow asked him to repay atleast while handing over the key. Pending amount he told he'll clear after he gets the quote from painter and told me to trust him. I was behind him for the quote and my balance Payment. He kept on giving excuses that painter is not available for initial 3 days and all of a sudden wrote a message on next day that all the work has been completed and he'll deduct 6.5k for painting the whole house which was not agreed, 3k for maintenance, 1850 for electricity bill. He didn't even thought of consulting with me for painting quote. Now he's not answering my calls, and not replying on my messages.
PS: He's at a senior position in HAL and doing such chelating
I request you all to spread this message to anyone who comes to ask his room on rent and save their hard earned money.

It’s my humble request, pls don’t consider apartment no T303 for stay. Mr. jayakumar (owner) will talk to you in a very sweet manner and then when it comes to agreement closure he will show his true colours.
My friend has lost 15 K. It’s very disheartening to see people of such kind.
