Pros : The best builder who delivers the project on time and no compromise with the quality. 2 ) Located at the prime location with the best club house and 36 shops market ( Bellina Street) 3) The layout is good. You'll feel ample space even if you visit a small 2BHK flat. 4) This project is Vastu complaint. 5) Fastest society to receive OC. There are several flats still waiting from years to receive OC. 6) Good investment, The price raised to almost 50β„… for Shops after receiving OC and almost 15-20% for flats in just few months. Cons : The project is a bit costly that other surrounding projects but that can be justified because of the construction quality overall. This project started very early and got delayed because of several reasons. The public transport is hard to find . Even though the case is same for all the other societies nearby.

The Project is delayed by 3 yrs....they charged GST with Installments but didn't extend GST refund benefits to flat owners. When I objected to it then only they reduced some amount fm my installment. It shows the intention of builder to cheat the customer. Moreover, there is no transperancy on the GST refund as its details never intimated to us. Further, they charge interest in the name of delay payment , whereas they intimate u about payment of Installment just 2-3 days before the last date of payment through email, though the date on the postal letter will be 10-15 days back. unfortunately that postal letter will either reach u after the due date or will never reach u. If u write to them, they will not respond but if u meet them in their office, they will assure u that interest will b waived off but next time it will b again demanded with rest of the period. Most Interesting part is, they will never reply to ur emails (in my case Mr Pushpendra Singh, the GH's Executive). How bad the situation is, can be understood that they sent me "Demand letter" for last Installment (without "Offer of Possession") with a threat that if payment is delayed they will levi 18% interest on it. Whereas as per T&C the Demand letter for last installment sud have come to me at the time of "Offer of Possession". Now u judge them urself , How good or bad "Gulshan Homz" is....... Yes it was very good 5-6 yrs back but for last 5 yrs its pathetic. Such attitude of builder n his staff make u feel "Harassed" and compels u to knock the door of Court to get justice. Recently Hon'ble SC has ordered a builder to pay penalty not only as per T&C (ie β‚Ή5 per sq ft Γ— months of delay) but 6% Interest also.

I was interested in this project but the sales team person here made my worst experience ever while visiting a project. He had no idea how to treat a customer nor he had details about the project. He made us wait 15 min on the gate when he was present inside the project premises, took us through the under construction way and showed us layout where he has set up his office. Please improve on this. Your project might be good but your sales team is making it look very bad.

I've already added review comment, but adding here again so that people can make their decisions. Very irresponsible and unprofessional staff. While I've to purchase the property they're dying to talk, once I booked the flat and sudden every thing got changed. I'm living outside of Delhi so can't visit office. I never got call from them about status etc, despite I called several time either they're super busy with other customers (don't know which customer, for sure I'm not one of them) or doesn't answer the call. It's so irritating and frustrating now days as got final demand letter. They provided some contacts to clarify doubts and those contacts don't pick the call or don't have time to talk about doubts. It's always been one sided communication from them which made my experience worst. Project might be good, but staff at the project is worst.

Builder is not providing registry. Residents of Gulshan bellina is highly frustrated with regular follow ups with the team. And when asked from the legal team they will keep on postponding it again n again. Do think before you invest in any of the unit with Gulshan bellina or other unit group with Gulshan. Highly unrecommended.

1) They will charg RS 30 per unit for DG 2) High maintenance charge in comparison to others 3) Poor construction quality 4) Till now no registry happening 5) People are pay maintenance charge for parking, common area electricity, club and swimming pools. But nothing is ready. 6) If you try to sell your flat, builder will charge 3L- 4L for this.

A very good society developed by Gulshan. It was planned to be constructed in two phases. Phase 1 is fully ready and phase two is almost completed. It has all the facilities such as stilt parking, kids’ play area, swimming pool, badminton court, gym, community centre, club and basket ball court etc. It’s club is very beautifully made. You can sit and work from there too. Quality of construction is very good and flats are very spacious.
