★ ★ ★ ★ ★ Worst experience, never ever plan to buy any flats with this builder who is really a cheat as they give all fake information during the sale process.
They promised the property value will appreciate 30% in next 3 years (I purchased flat for 23 lakh and sold for 19 lakh after 3 years) , growth is less or equal to no in this location.
First, let me speak on this janaadhar shubha phase 2 project, this project is built on Raj kaluve and cases are still running in the court, it is risky in the future. Consult any lawyer they will straight say no to this project
They promised 75% of open area in the project and started selling the open space by converting into semi covered car parking which is really against their promises.
They are charging very high maintenance for the poor service they provide.
Some people are so educated and we'll cultured that they use MC and BC in their communication in group conversations LOL, reading the communication I feel like big boss characters communicating with each other.
Build quality is so poor that first day when I entered the flat I had to replace all the electrical holders as they were of very poor quality, seepage was done more than 3 times in a year but still occurs often. (More than 75% of flat owners has the same issue)
Last but not the least, before you enter the project try to communicate with security guards, you will confuse them with local gundas.. lol

★ ★ ★ ★ ★ A multiple towered apartments, located between Attibele and Anekal. From Attibele 10 min drive. Maintenance yet to improve. No nearby shops except some petty shops. Power seems to be disrupted frequently. Gated community, peace of living.

★ ★ ★ ★ ★ 1. Worst, unethical and uncultured community and society in janaadhar Shubha phase 2, you will see only arguments and personal grudges, fighting with each other for small issues.
2. This place is not good for family as well as for bachelors as local goons are always welcome inside the apartment.
3. No proper maintenance with unaffordable maintenance charges.
4. Illegal property built on Rajakaluve, make sure you do the legal before you buy.
5. Poor quality of construction, always grouting issues.
6. During purchase false information will be given claiming future developments in janaadhar Shubha phase 2, at the end property value will decrease.
7. No Occupancy certificate will be issued from Anekal planning Authority.
These are my observations from past 3 years since I bought my flat in janaadhar Shubha phase 2, I was always given false solutions from the admins. I suggest do your research when buying a flat here, these sales people are fraud who will give you false information during demonstration of the project.

★ ★ ★ ★ ★ This is one of the best apartments in attibele anekal road, I was staying at sarjapur road before I moved here in 2020, had loads of issues water problem, goons on road at night and all at sarjapur but Janadhaar shubha is a best place for sure.
My kids are happy here, we have loads of open area for daily morning walk. Friendly community. Full secured gated community that have implemented my gate application so all the visitors register them self before they come to any apartments.
I see many mentioning about Raja Kaluve issue and all, and it is a fake information, I heard that near by new apartments are coming up and they are spreading negatives about Janadhaar and they are not true residents of Janadhaar.
I took this apartment for 24 Lakh in 2020, and I see there will be a great appreciation once we see the road widening getting started.
If you have a family and want to stay calm and happy you can choose this apartment. But there only few apartments left out of 656 there would be arround 10 apartments available for sale :-).
