NCC Urban Green Province - Sompura

Nicely planned for peaceful stay with sufficient facilities for social activities.

Nicely done villas with spacious rooms, sit-outs and open area. Quality of construction seems good and location is good too. Distance however is far from main Sarjapur location and it's almost like 16+ km from HSR . I liked a villa and I am working with the sales team to close the deal. Will post the experience soon.

Live here on Rent. Great amenities 8/10. Sports facilities are generally good. One Badminton court is not enough. Cricket ground is fair size for fun playing, great Basket ball, Tennis court with lights 7/10. Swimming pool is fairly good - needs to be maintained regularly. Residents have complained for lack of maintenance during Covid. But decent sized for a healthy swim. Club house is well equipped. Gym 8/10. TT area 7/10. Board games, Billiards area 9/10. House construction is really good in most aspects 8/10. Spacious rooms. Well lit. Well Tiled. Bathrooms are dark, so need a light almost always. They do not dry completely due to lack of direct sunlight. Window overhead ledges are bit short so rain seeps in if glass window is not closed. All windows have mosquito net + excellent. Can be misaligned though, but repairable. Maintenance (2/10) is severely left wanting. There is a problem with water pipe structure it seems. Frequent bursts leading to water wastage coupled with valve closure for almost the whole day for repair. This leaves residents without water supply. No sump / tank concept - direct pressure water supply. There is an overhead tank but due to water valve closures, it is not enough to survive the day. They are trying to fix it but it is reactive and not proactive. Calls to maintenance team is met with silence. Fee has been charged for whole year in advance but standard is not being met. As the pipes are laid underground do not know how deep the problem goes. In the future after builder leaves owner association might have to pick up the tab. There is no bore-well in the campus. That is a problem. Water was being sourced from neighbor land but that has stopped now. Water tankers. Due to power outages, frequently the water pump stops. Water softening unit does not seem to be doing a good job. Quite hard water most of the times - known from random tests - leading to scaling in bathroom. Rainwater harvesting falls short for such a sprawling campus. It could be much better. Something which will play a crucial role in the future. Not all borders are secure - complete compound wall is yet to be constructed. Perhaps there is land deal in progress causing delay. But generally secure. The maintenance-security team is well equipped and positioned at crucial places. Feel secure so far. There is a proposal to build phase 2, but to be acquired land, whose road is common to campus, is open under negotiation. Not much clarity there. The main road, is not exclusive to the campus. Pleasant place to stay. Some connecting streets are busy to campus traffic but it is fine. Accessible via main road which is great. Amenities around this place is excellent. Not much of road noise is heard inside the campus. Not too far away from excellent schools around Dommasandra, which is great for families. if buying have to weigh concerns of water and its logistics, distance from city, clean air and environment, good construction quality. (Will re-evaluate ratings based on progress of maintenance aspects. Ideally 2.5 out of 5 OR 5/10 - livability is a weighing concern)

Most annoying place on Earth to live. If you don't like your mental peace, please buy a house here which has zero soundproofing, cheap construction. The walls of the house are so hollow that if someone uses a washroom , other house person can hear. Everyday there is mindless construction going on . Rather than a township it has become a mine! Please don't waste on this property, there are better houses for way lesser price.
