★ ★ ★ ★ ★ I wish google had negative ratings. All the positive ratings are fake or given by association. Lot of water, pest and power problem ( multiple times a month) Management is useless, a small entry road in front of the gate also they are not able to construct in 15 years. If you call electricians/plumbers for any work, they won’t come only and if they come they will charge like anything and management list them as amenities. Due to the worst maintenance, the society looks 30 years old. No maintenance in lifts, and thus they are too too slow. Society rules for tenants are horrifying.. charging INR 10000 for moving in and moving out without any reason. So people even if you leave peacefully and don’t do any damages, u have to pay 10,000. So when u move in 5k and when u move out 5K. If you talk to management they talk like they are the builders and owners of the entire society. They will tell tenants even not to email the complaints. So if you really have money to waste, u don’t care about the water and power problems then only choose this for rental purpose. And of course being so old and maintained to the worst class the choice of buying a house here will only gift you high maintenance charges and low quality service, actually no services. I spent more than two month rent in maintaining the apartment in spite of living only for 1.5 years.

★ ★ ★ ★ ★ Been living here for 4 months. Nice apartments with decent spaced areas and tree cover. Good support staff (security, maintenance etc) - thankfully that is the only good part.
Poor parking arrangements - no visitor parking, several covered parking slots are only good for small B segment cars (I have to pay extra for an additional spot because my covered parking slot can't fit a midsized crossover hatchback). Had to run around quite a bit to find out a paid parking spot from another tenant who wasn't using his parking. Management doesn't reply to emails sent. Entry road to society is worse than a village road - full of potholes on a kaccha mud road.
Lots of power cuts (on a daily basis) - every house has to have an inverter setup else only a single tube light and one plug point is functional during power cuts. We spent nearly 20k to get that setup on moving in.
Common amenities have been nonfunctioning since summer. Water logging in billiards and table tennis rooms, swimming pool in disarry with no cleaning since months. Only small gym (size of a 15x15ft room) that can house 5-6 people max functional.
Compared to other apartment complexes in JP Nagar, not that great a deal. We paid 5k on moving in and addition 5k for moving out - no idea why so high (L&T has only 2k charges in comparison). Have spent at least 40-50k in maintenance costs since moving in for repair etc (thankfully half paid by owner).
Look for better/bigger setups like L&T South city, Brigade Millennium etc.
