Raja Ritz avenue is an excellent project in Hoodi circle area , Whitefield. Mr. Siddiq and Mr. Chinnappa are really helpful and went out of way to get my work done . Mr. Riaz has been very helpful & personally taken care of my all concern pertaining to apartment , he has fixed up all my issues. Trust me their is no builder who takes care of their customer to check the construction quality is good or not. I strongly recommend Raja Ritz Avenue to all buyers.

Edit 2. As I mentioned below, visiting my comment after 31st March 22 and as usal with no surprise, RHL again forgot about their commitment as replied by them. Not sure how long they are planning to delay. Another promised new handover date from RHL over email is 30th May 22. Will visit again after 30thMay 22. I have purchased flat in this project. They are delaying handover month after month. Rera handover date 30th Oct 2021already expired, neither they are giving possession nor paying us compensation for delay in handover. Just making false promises month after month, initially after crossing rera date, they promised 28th feb 2022 now they are already saying 30th march 2022. Seeing the progress in phase 1 and the amount of labour they are deploying - they are never going to finish it by March,22 also. This builder is intensionally putting less labour (max 10 to 20 in entire site from last 3 ,4 months) and making sure construction going at lowest possible speed. May be to safeguard themselves from law, builder is broadcasting handover for interior which is another trap, what will you do finishing interior if entire Phase 1 is not in livable condition. Lost complete trust on this builder, god knows when we are going to get the complete possession in livable condition. Reply for below comment from RHL The review I am putting after waiting for 4 years after purchasing my flat, I get everyday feedback how you guys are running construction. Its about everyday where number of labour on avg. is 10 to 20 from last 4 months, I even did not mention the point you guys kept construction suspended for many months in the past years giving this kind of excuse like rain, labour holiday, covid, bla bla bla excuse after excuse. First I never asked for any grace period for any installment, 2nd handover date in our agreement is still mentioned as Jan 2021, after that you got 2 times RERA extension of total 9 month ie Oct 2021, that also you guys could not finish, today it is more than 1 year of grace period you guys already consumed, still not completed. Yes I will revist to this comment on 30th March 22 and update the another false handover date which anyway you are going to give us as you are doing from last almost 1.5 years.

Visited this project. Excellent project. Lots of Amenities. Best thing is the club house. All types of amenities available what a person need in daily life. Gym, Pool, Play Area.

I have booked a flat in this project in Feb 2020 in Phase 2, while booking they had full confidence that phase 2 will be completed 3-4 months before the RERA deadline i.e. Sept 2021.. Sept 2021 is gone, actual RERA deadline of Dec 2021 is gone, the two time extended deadline for phase 2 is Sept 2022.. Sept 2022 is just few months away, forget phase 2, phase 1 is no way near completion, they have already delayed phase 1 delivery by 4 months and still counting!! It would take minimum 3 months if they deploy full force to complete phase 1 by May 2022.. When the builder breached the RERA deadline for phase 1 i.e. Oct 21, their MD Raja Suchindra made big promises(in a virtual meet with all the customers which was recorded) telling that they would complete the phase 1 by January 2022 and also promised fortnightly updates for both phase 1 and phase 2. We had another meeting with their MD today(4 March 2022) and he still hasn't shared a final handover date for phase 1 and he straightaway went back on his promise to provide fortnightly updates (a promise which was made in the presence of 100+ customers). The builder(CRM, management and sales) are not transparent and have lost their credibility and trust of their home owners. The phase 1 owners are struggling and frustrated with the delays.. I just hope Raja Housing takes this project and the concerns of their customers very seriously and complete the project ASAP.. If they don't complete and miss the RERA deadline of phase 2 i.e. Sept 2022, phase 2 will definitely get delayed again by atleast 5-6 months because of monsoons!! I really never wanted to give a 2 star rating to a project which is my first home! It is really painful for me to write this review but I am just helpless as I strongly believe that developers only care for their brand value and online reviews more than their customers!

ZERO STAR! The build quality is poor! Water seepage in newly built apartments. Management has no idea about what has been done by the technical team to remediate this. Technical team blames each other internally. Ultimately they end up saying don’t take the handover until the issue is rectified-after waiting for the apartment for 3 years and paying EMIs!! Handover was promised in Jan 2021 and isn’t handed over yet as of Mar 2022. The whole team comes up with different stories for the delay in handover. RERA is not updated with their latest status and they come up with false explanations for this. They have trouble getting OC. They only ask for money and are not ready to compensate owners (because of the delay in handover)as per the agreement.The staff doesn’t know how to talk to customers, they are rude and unapologetic about it!! Though the project is in a very good location, please DON’T GO with this builder if you want to enjoy your journey of moving to your dream home!

I was looking for ready to occupy flat last year. While booking the flat here in April 2021, they said it will be ready to live within 6 months. As per agreement, the flat should have been given to me by Oct 2021. But till today, the construction is still going on, and Raja Housing team keeps revising the handover date. They are persuading owners to start the interior work and if you want to go ahead with that, they make you sign another set of terms and conditions which are detrimental to the owners. Because of which I haven't taken the possession to start interior work. I am waiting for the place to be in livable condition. Till last week, they were talking about handover by March 2022. But that is also revised and now they started talking about April month possession.

The team is very professional. Sales team has been very helpful and they answered all my queries .I am really impressed by the professionalism of the team and quality of project. Good investment and project. Very prime location
