★ ★ ★ ★ ★ resist your temptation to buy. it is a toota-foota building that all existing owners want to get rid off eventually. They are spending on shingaar of building which will help them recover their money with enough return. Better leepa-pothi (make up) will bring better return. Testing will happen when people start living there and then all kind of problems will start coming in. No-one will be able to sell it back then.

★ ★ ★ ★ ★ Did someone read the paper yesterday about a building somewhere in Mumbai with the roof collapsing in one of the floors? Well, don't be surprised if that happens here ! I am surprised that they cleared the structure audit . But, we all know how audit reports are done in our country.
I am sure if Belapur offered better FSI, they would have got the audit reports which said that the building should be demolished and made again !
Designed Life of building (typical) - 50 years
Building constructed in 1995
So years already completed - 25 years
Loss of life due to no maintenance in these 25 years - 10 years
Effective life left - 10-15 years

★ ★ ★ ★ ★ 1. Old Property - got cleared of court cases recently. Was standing abandoned for almost 25-28 years
2. In shambles - Beautification being done but building is weak - rust on iron rods inside ceiling, beams and pillars. Wall to wall cracks on ceilings also visible. Walls giving space. Quick patch work clearly visible in all flats to hide this.
3. Lots of flats are still disputed and without any registration
4. Probably cheap as compared to other buildings as its weak - one can see pieces of plaster falling down at various places

★ ★ ★ ★ ★ I visited the apartment complex this weekend. The location is great. However, building is in a bad shape. Lot of work being done in and around but how to strengthen the very weak structure? Took my uncle along who is a civil engineer and has worked on multiple buildings across the state and he was very concerned. Spoke to a couple of big property dealers around and all of them told us to be careful considering the old dilipated structure.
I wonder if the owners should have taken a call and decided to reconstruct the building but I guess due to lower FSI and further investment it is not that beneficial.

★ ★ ★ ★ ★ this building has a great location and a lovely view from higher flats.It was selling at a much cheaper rate as comparison to the locality primarily because everyone wanted to exit and take whatever money they get before the building starts crumbling down.
Now, greed is coming in and people are trying to push prices closer to locality. Wondering if they will be successful considering the discount one should be putting on reconstructing the flat ! Right now, all you get is a cracked roof ! the pattern is old and you don't have places to install washing machine and all ! You can find a deal only through the Manager and a office bearer (some gujarati gentleman) there who treats himself as a big broker and asks for a commission.
