★ ★ ★ ★ ★ Apartments in Sarjapur road by Big Banyan Roots is very near for Wipro Office, Marathahalli, HSR Layout and IT park. These flats have good amenities like Gymnasium, Swimming Pool, Children's Play Area, Library. I like these Flats. These builders have other project in JP Nagar also.

★ ★ ★ ★ ★ I like the quality, specifications and location a lot. The layout itself is excellent. I compared its layout with all premium builders and found that BBR layout is clearly standout and very thoughtfully designed. It is also excellent value for money when compared to Sobha and other builders who provide similar quality.

1. Excellent Floor Plans
2. Spacious 3BHK apartments in two configurations (1892 Sqft or 2119 Sqft ... area in Super Built-up)
2. Great Location close to Carmelaram Railway Station & Sarjapur Road.
Cons:
1. Amenities like Swimming Pool, Gym etc are being constructed and not ready yet. Also, they look smaller for a community of this size.
2. Around 30+ apartments of the total 84 are owned by the Land Owner, which he is not planning to sell anytime soon. Also, the Land Owner is not paying the Maintenance for thier apartments yet.
If you are planning to rent or buy, please ensure that all Maintenance Dues are paid off by the apartment owner before you move in.

★ ★ ★ ★ ★ This property is very good for space, quality of construction, managing offers, facilities etc No complaints at all. One major problem moving here is railway station and track that runs in 50m distance. The trains make such big noise during day and night, it is unbearable. The trains even in the nights too make such disturbing noises that it is difficult to have peaceful sleep and work. Noise free, peace loving people should think twice before moving in.
