★ ★ ★ ★ ★ Nice looking layout with amenities. However, B khata as when layout was formed the BBMP limit was not there and so developer didnt pay the development charges. Wanted to own one there but legal paper work didn't finish. All postings on this suggest that its a BBMP approved layout. However, that's all wrong and there is no approval from BBMP. Just that now it probably falls under the BBMP limits. Also its formed with multiple suvery numbers, and 39 seems to have a government channel (RajaKaluve) in the documents. This channel is not visible inside the layout which probably means that while forming the layout, it was covered up. Size of the channel is not clear in the documents which were provided, but if government were to wake up then one day this place will have many houses demolished and a stinky channel running through the layout. Survey number 22 is also allegedly under litigation. 37, 38 and 39 where I was exploring are bought with GPA which is not legal in India as well as per supreme courts ruling. The dealth/alive certificates (To insure that one who has given POA was alive when deal was done) not available. Builder doesn't seem to have them either and owner is not very inclined to share the documents where one of them had some case number also (Don't really understand that its that he found another buyer or something serious in those documents). Looking at all these issues, lawyer/advocate has suggested to be cautious when putting in a huge money as in absence of few documents and their scrutiny, the legality of most plots ownership is unclear. Also there is always a risk of government claiming the land belonging to channel and clearing out the enchrochement (Set back area as per NGT guidelines )

★ ★ ★ ★ ★ Really good option to hold weddings or other functions (Of course it's only the space, so we will need to organise the rest). The association rents out their hall and lawn. The lawn can easily seat 750 people. The hall can be used for serving food.
Its located away from the hustle bustle of the city. This adds to the ambience.
