Kolte-Patil Mirabilis - Bengaluru

I am writing this review as a person who is living in this area. What I really liked about this project is the different design and its price compared to other top builders. Good amount of open space in 7acre land. Good ventilation and light. No water problem in this area as of now. They have recently laid Cauvery water pipes. There is also a beautiful lake nearby. All the required amenities are available. This includes garbage chute that I have not seen in any other projects. Kolte Patil is a very reputed builder based out of Pune. In Bangalore they are yet to make a mark. This is a good project as an investment too. This is RERA approved project. There is a buyers group to discuss and share project information. Downside: Customer relations team needs a lot of improvement. Project delayed from initial date. Hope the handover will be done by end of 2019. As per RERA, the project handover date is April 2021. But I believe this is for the full project completion and handover. Other projects in that area: Prestige Gulmohar: I did not like it much and it was too costly. Cumins genesis: Top quality project by this builder. Spacious home on less cost. Shared amenities with another builder is a downside. Sekhar Olympus: Nice project, but I am not confident about the builder. There was lot of delay in getting BBMP approval last year. DSR Waterscape: Builder is a CREDAI member. Good project. It’s a bit interior. Apart from these there are several small builders. But there is always a risk buying these projects. Now some review about the location. A very serene society with good amenities in making. Located between Agara lake and Prestige Gulmohar, it boasts of a 7ish acre area with shops like Kanti Sweets, Apollo pharmaceuticals around. It is easily one of the best properties in Horamavu.

Best and biggest apartment in jayanti nagar circle.this is devided in many blocks.best and good flats with well furnished.High security is available.

I recently visited to purchase flat but security folks at main gate itself are informed to tell people no flats are available for sell. sales office guys are not willing to attend the folks who came to buy flat Useless sales office folks and worst security

Hopeless Management!!! Went to check out flat that was listed for re-sale, First thing I noticed Marketing Team is least bothered they will not simply care to answer your quires. Every time they tell "Sir there is only one person named " Karthick" he is the only person who know about the res-sale and availability" BUT unfortunately that person is never there onsite, YOU think we are fools to keep visiting multiple times ?? Customers are kings its not the other ways around. "Prestige Gulmohar" is just around the corner you are NO WHERE CLOSE TO QUALITY but sure you are HEAD-LONG, People stay away from this Apartment.

Society is very nice but the KP management is extremely bad. After staying here for more than a year, they have not done Khata transfer even after multiple requests. They don't bother about issues faced by the residents. Pathetic and badly managed.

I haven't been in this place, nor have I seen any rent options for this place either. Don't know a thing about it. But the tea shop I go to next to it, it seems to be a boring place to live at but safe I think with its tall walls, giant gates and lots of security.

I had come here to visit my friend. The place is very good with all the amenities. Ventilation for each houses are very good. There is lot of open space within the gated community. Security is great and keep track of each person enters the community. I honestly liked the place. Amenities like gym, steam, sauna are very good.
