1. After visiting almost all projects on this stretch and nearby sectors, I found this to be best located project, right in front of new malls & commercial belt where many new commercials will come. And this project is on expressway directly.
2. Large spacious apartments with sunlight either from front or back balconies.
3. Township layout is a massive plus. Large parks, tennis courts, kids play, walking tracks, an okey-dokey clubhouse etc inside the project.
4. Basement parking is also thik-thaak (but could be maintained better).
5. I found quality of construction good. Nearby Lumbini, Aura etc has balcony cement falling regularly while Raheja, DG etc are soooo congested).
Cons-
1. Not so well maintained currently in 2021. Desperately needs a good RWA.
2. Less populated currently due to delay in Dwarka expressway. hardly any community activities like diwali mela/ new year fund activities. A very thandi society currently :(
3. The power back-up equipment is installed only about 60% of the allotted capacity (i think so but need to check please). This requires builder attention.
4. Project is massively delayed by the builder, leading to lots of litigations filed against the builder. So if someone is buying an apartment in this project, they need to do full due diligence if litigation has been closed by the apartment owner.
5. Maintenance charges are currently high due to lack of RWA presently as builder is maintaining this society. So RWA should be formed and work together to reduce maintenance charges.
6. Project isn't well marketed as builder didn't enjoy a great reputation due to delivery issues.
Overall, i found this project better than nearby projects like DG, Serenity, Aura, Tata, Windchants etc.
Sobha is the best project in this region.

★ ★ ★ ★ ★ Quite a nice development. Open spaces, decent sized rooms in each flat with lot of sunlight coming in. The kitchen too is fairly sized. The fit-outs by the developer are quite basic, and average quality. In all probability, the new owner will end up re-doing the toilets and kitchen.
