β β β β β Beware of Sobha Projects . They will construct the building very fast and collect 80% of the amount, then leave the project idle (without tiling) for some year and later complete & give delivery of the project as per Rera date. your amount will be stuck for longtime. When i visited this project its has cemetary near the entrance gate (a modernised CHAWL with flats very close to each other). Flats facing towards Iblurr side are high in demand ( no cemetary view / train noise).

β β β β β Best upcoming residential property in Sarjapur Road, Bangalore. I have seen similar properties of Sobha and other builders. In my opinion, Sobha Royal Pavilion is the best considering all aspects.

β β β β β Well, there is a lot of good things and there is a lot of bad things associated with the project !!!
Let me come to the good things first, it is a premium development by one of the reputed builders and the project is very well planned and infrastructure looks quite promising as well !!!
Coming over to the bad things, a 3BHK in the project as well has just one balcony attached with the living room. There is no balcony in the Master Bedroom.
Well, even that is manageable upto a extent, the biggest con of the project is attached Graveyard of the church which shares it's boundary with the project !!!
Looking at the space available, seems that graveyard space could be extended quite a bit !!!

β β β β β Went to the site liked everything so we were almost ready to book the flat over there, as all the 3bhk units were sold out we were forced to buy a 2 bhk and later they will upgrade in any cancellations I didnot get why if someone looking for 3 bhk will be settled for 2 bhk first of all. Second we were asked to check for resale properties if any through 3rd party and we were okay with. To our surprise on the day of documentation we went to property and got to know there is a huge graveyard just after the wall which sales people never mentioned. So itβs good for people who are okay to live next to graveyard. Iβm still surprised how come Sobha launched this property at this kind of location. Also the maids room in 3bhk is of no use itβs very very small. So with this experience I would give this property 3 star. Otherwise everything is good, layout, plan, quality.

β β β β β One of the best projects in area. No project can be of taste for everyone but we can see success as property completely sold out in 2021 even though completion is 2026. Krishna prabhu has been quite helpful from sales team, he is one of best folks and completely down to earth. Hope sobha shows quality expected from them and as project sold out if they can pull up completion date then will be great

1) Most of the bedrooms & balconies have a direct view of Cemetery/ Burial ground
2) Water shortage is big issue in this area. So will get true Rajasthani experience.
3) Balconies of most apartments except for wing 7,8,3,12 are so close to each other. Absolutely no privacy.
