Please don’t buy the flat No #410 in B3 block from the Owner of the flat no #410 (#410 is belong to owner (T Manjunath Setty) not builder, he is working is HAL.).He finalized the deal with me in Rs 40 lac (Forty lac) for his flat and signed an agreement document. After keeping the advance money more than six months he canceled the deal. He had not provided the KYC document for process the loan. I lost my money which I paid for preparing the document for bank process and agreement.He can change his mind any time. Now this flat is not worth of Rs 40 lac even. because not OC received, no amenities and no Bescom Till now and lot of issue. Bescom not received yet.

Good design and construction, only 4 flats in each floor which gives lot of privacy. Minimal common walls and wide corridors.Ample open space and parking. Though construction pace was slow, now almost nearing completion and many families moved in to block A, B4, B5 & B6.

I booked a flat here few months ago from Raghavendra infrastructures, they clearly explained all positives & negatives of the project, i was worried about completion, quality & if any legal issues. I checked it with my uncle who is a Civil engineer by profession - He made structural & QA engineers to verify the building & said good. And legal part also verified and given Green signal. Regarding RERA details, we found few are not appropriate in RERA website, so he visited RERA Central office then realised there is shortage of staff to update website & all documents in their report(just like another Gov body), even all 'A' grade builders like Sobha, prestige,,,, few of their projects completed long back but no update in RERA website & documents. Regarding project completion, This may be issue for the ones who purchased 2-3 years back, For me its 90-95% completed may take another 4 months to complete. Reg price advantage, we have analysed atleast 25-30 projects in the locality, for the same segment project you have to spend another aprox 10L(for 3bhk) extra in that locality, where i got much lesser. Keeping All aspects..I am happy with the deal.

I am a tenant in BM Pristine since Nov 2019 (approx 9 months now). So incase you opt on rent here, make sure you don't pay more than 12-15k considering below points:- 1) Building is UNDER construction. Those who reviewed that it has all amentities are owners who are trying to increase RATING of society to increase their rent price 2) Being under construction, it has no BESCOM electricity connection, no valid water source. 3) Being no valid water source, society owner volunteers are charging unjustified amount on behalf of water/electricity. Check attachment. The unjustified amount charged is used for future society works like payment of dues left by Builder. This seems ok for owner, but as Tenant, I am not supposed to pay for future or builder dues. 3) Water/Electricity outage is very common. 4) In terms of amenties, water availability is big problem. Forget about Swimming pool if that is the idea being sold by Owners while renting. 5) Log of parking issue based on no of occupied flats. People fight daily for same. So, before occupying, make sure to get confirmed parking slot by annoucing the same publicly. You may not know that same parking space is allocated to other.

I planned to Buy a house from this Appartment, but by seeing this Notice Board we stopped to buy. But in compare to other House in that area this Appartment Rooms are specious.Location wise also Good. Only problem is this one.

It is suitable project for investment with affordability in mind. Good accessibility project to all majors IT corridors to Whitefield & outer ring road with world class amenities and lots of open space. I have bought a flat from Investors thanks to Raghavendra infrastructures for offering a better price for an high rise apartment, Overall we can trust

Dear Readers, Here is an Honest feedback about BM Pristine property. Location And Ammenities: OK but not so good. bM Pritine is still under construction and location is not as great as they quote.. It will take years to develope not so ideal for Bachelors or family as there is nothing outside of apartment and there is no way you walk up to some near by shops to buy daily needs. Either you have to travel till Varthur which is over 2 KM or more. So my rating would be 1 What's good: * Well built and spacious * Do not pay rent over 13 to 15K for 2 BHK and 3 BHK not more than 18K. Owners will quote baseless price, But there are some people willing to pay higher rent. THIS PROPERTY won't Worth between 18 to 24K. What's BAD: * NO OC obtained till date * NOC needed for 7th and 8th floor * Project running since 7 years and still under construction * Swimming pool(still under construction) has become nesting ground for mosquitoes * Builder is not taking care of maintenance for first two years which is pretty common in other apartment, but here residents are paying since day one * No permanent Bescom connection, using commercial line which is in its final renewal stage * No power back up * no children play area or Garden area * un-organized parking and basement parking still not open * Rent out property has been charged baseless prices and doesn't worth * There is no maintenance by builder but owners are charging maintenance for nothing * Water problem * No shops next to apartment, * Not safe post 6 as area covered with jungle and no people will be on road. Now please share your thought why any tenant has to pay more money for such area and flat. My verdict : Buying for residence decide based on above and for rent don't pay over 14 to 15k for 2BHK, and 18-20 for 3 BHK.

Hi All, I was searching for 3bhk rented flats here and i have visited the apartment and i have seen the rooms, i would say rooms are very spacious and i was about to fix this but fortunately i have checked the Google reviews and i came to know that nothing is working properly here ( Parking slot issue ,no power back up ,no water, no club house) .I have highlighted this to my agent (broker) and till now i didn't get any reply from my broker. I was wondering how can a person to cheat like this ??…All brokers are already knew about the situation here but again they are trying to reach out people just for their commission. !!!!!!!!!!!!!!!!!!!!!! Be vigilant and Don't consider this flat!!!!!!!!!!!!!!!!!!!!!!
