★ ★ ★ ★ ★ Hi, i visited this project in July 2019 when they launched the 2nd tower calling it Lake Gardens. It's a nice project with great amenities and lot of garden area/ landscape approximately around 9-10 acres out of 13 acres. Definitely worth buying since it's Godrej we can expect them to deliver with the commitments that they give. Have also check the legal docs the project is fine with the title, some small issue which can be easily sorted out later.
Overall i'd give it a 4/5

★ ★ ★ ★ ★ Worst customer service. They seem not to care at all. Wonder what will happen after we give advance.
There is a legal case and as they are big company might win it. Handover is 2024 and their pricing is as if it's ready to move in and furnished.
Only price is luxury not the flats. Basic titles and amenities only then why it's priced so high. May be it's a marketing technique.
Bren seems much better but Godrej is located little closer to lake and main road.

★ ★ ★ ★ ★ One of the best project in Bangalore with 9 acres of greenery in a 12 acres project. Neatly planned unit plans with good privacy for every unit. It also has a lot of amenities which is available in the landscape area. All the units has good views. Best project in terms of design and best for investment as well

Our idea of having a smooth experience at buying Godrej Property fell part.
Looking at brand name and the market value, we bought two 2BHKs in Godrej Lake Gardens, Haralur Road, Sarjapura, Bangalore in Jan 2020.

Soon after our booking (no Sale Agreement), Godrej was challenged in court for violating National Green Tribunal norms i.e. for building property within non-permissible lake limits. But, we did stick with the project. Reason being, the good brand image of Godrej. But, the project is at halt since Jan 2020, more than a year by now.
Given the circumstances arisen due to COVID, we are not sure about buying the property anymore. We have approached Godrej for booking cancellation but they are not accepting it.
As we have done booking by paying Rs 10 lacs for each flat and not the Sale Agreement yet, we want to cancel the booking and get our money back (10 lacs + 10 lacs).
Our money is stuck with them when the project is pushed into legal issues. We are under extreme mental pressure.
Godrej team has been least helpful in this. Do help me out if you can.

NGT quashes environmental clearance to Godrej's luxury project in Bengaluru, orders immediate demolition and ordered to pay 31 crore which will be sued for demolition and restoration of the lake site.

There is a legal case and as they are big company but not worth.Handover is 2024 and their pricing is as if it's ready to move in and furnished. In a simple language they are the cheaters. They harassed me mentally from past few months. I booked the flat in May 2019. I paid two instalments since it was under construction project. After that legal action has started against this project and they lost it, we waited for 2 years. Then they came up with the offer that if customer wants they can go for the cancellation and we will refund the money within 15 days after the cancellation. We went with the cancellation. It’s been 3 months now and after sending multiple reminders always provide a new deadline for refund, last conversation they promised to issue the refund 2nd week of January. But today 13 Jan 2022 they called us and informed us that we are not going to process the refund, we will wait for the Supreme Court’s judgement. This is absolutely ridiculous. Kindly do not invest in Godrej Properties ?
