Forget about Value for money. Considering the price and handover date being far away 2027. This is only worth if given in 70% of the current price. The only thing is that this being a Merlin project, exaggeration level is top of another level completely.

This is my personal calculation You may check further to verify or confirm. Considering we take Trafford, Colloseum from Phase 1 for Flat D, Built Up 630 sq feet; carpet area 533 sq feet; Balcony 24 sq feet Cupboard 22 sq feet. Assuming Carpet area , Balcony area, Cupboard are separate (533+24+22= 579 sq feet). If we assume we get 75% as carpet area to understand the approx. area of super Built of similar property of 2 BHK then 579 * 100/75 = 772 sq feet . if calculate price based on brochure, then Total price for 2 BHK flat is Rs 3252968 excluding GST, parking, Stamp duty & Registration and Per sq feet is Rs 4213/- and Delivery is expected around 2027. The only benefit that I see if residents get 80% concession for Sports training which wont be that huge compare to a higher maintenance which Builder is charging for the initial 2 years @ Rs 5.41 per sq ft per month. For Flat under 6th floors; Down Payment- 2880000 Club Fit out charges- 62400 Generator Backup- 68640 Transformer- 74880 Legal fees- 25000 Maintenance 130 per sq foot(for 2 years)- 100360 Sinking fund- 41688 Total(Down Payment+Club +Generator +Transformer+Legal + Maintenance + Sinking fund) - 3252968 Car Park(Optional) assuming Ground covered Park450000

The per sq ft price is much higher than other projects so its not at all a good decision to buy in such a place with low transport facilities.

Visited this place, main concern is location totally outside of kolkata. Flats whether 2BHK/3BHK both are small so with the given price it is not less. So i will not prefer this project.

Appearances are deceptive is a proverb that perfectly fits their project . Situated in a very odd position where connection is only through private transport . The layouts of flats provided are extremely small and its hideous to think that people can survive in such small rooms. Other facilities are nice but the lottery system is another shady business. No information is available in online mode pay 500 to buy all the brochure then only you get to know the shocking terms of lottery. Facilities- 4/5 Allocation system-2/5 Room size- 3/5 Location-2.5/5 Price - 3 /5 Overall seems okay. But the lottery system is deal breaker and not at all satisfactory in price. Investment purpose not recommended. Looking to stay out of city yet have big dreams for sport facilities recommended.
